Our Guarantees

Rental Guarantee

Rent will be paid in excess of 10 business day gap between a tenancy ending and a new tenancy commencing. The property is to meet the current rental market value. No more than two strong applications are to be declined by the landlord. Property must be habitable.

Communication Guarantee

Our main focus is providing our clients with the utmost communication. We guarantee to respond to any emails received by you at [email protected] between the hours of 9am – 2pm by the end of the same day. If we fail to do so, you will receive 1 months free management fees.

  • Unlimited private and open inspections seven days a week during times convenient to you
  • Experienced in newly built property cosmetic and structural warranty maintenance, so your asset is kept in the best condition
  • Comprehensive tenant screening and selection – a process we take seriously and results in low vacancy rates and low rental arrears
  • Meticulous Entry/Exit and Routine Inspection Reports
  • New lease/lease renewals providing rental analysis and subsequent rental increase, if applicable
  • Strictly enforced rental arrears procedures
  • Processing of invoices on the owner’s behalf
  • Rental disbursement twice monthly into a nominated bank account
  • Quick turnaround on maintenance issues
  • Systematic invoicing so as a landlord, you minimise your time investment to receive the greatest return

Marketing Your Property For Rent

  • An initial market rental appraisal sets the rental value, removing guesswork and ensuring maximum ROI
  • Feature listing – with several images and a detailed description – on Australia’s largest real estate websites attracts quality tenant applications Letting
  • Regular email updates providing feedback on enquiry level, open inspections and the tenancy applications received keeps you up-to-date and informed
  • Unlimited open inspections with prospective tenants & inspection reports emailed on completion
  • Prompt and thorough tenancy application processing and informative reporting of any completed application/s emailed for your consideration and instruction with SMS notification.

Rent Collection & Disbursement

  • Rent is receipted each business day, and payments disbursed the first business day after mid and end of the month.
  • A monthly rental statement details rent collected, and expenses paid accompanied by invoices, so your bookkeeping is a breeze.
  • End of Financial Year Statement provided – FREE OF CHARGE

Payment of Property Expenses

  • All property-related invoices/accounts can be paid by our Agency via the rental income, including council rates, water billing, insurances, maintenance and body corporate.
  • Expenses (except mortgage payments) on the property are captured at the End of Financial Year Statement, making for efficiency at tax time
  • An option for deductions from the rent fortnightly to be put towards the larger anticipated invoices (e.g. Council Rates / Body Corporate) for more consistent cash flow throughout the year.

Water Usage Charging

  • Landlords can charge 100% of the water usage to the residing tenant if the property meets the required criteria (refer to the RTA fact sheet).
  • On receipt of the quarterly water accounts, we’ll make full payment of the invoice on your behalf And then invoice the tenant their usage charges with the required 30-day payment term.
  • Payment of the billing account and receipt of the invoice will be reflected on the applicable rental statement.

Rental Arrears Procedure

  • 3 – 7 days: Reminder SMS sent to the tenant/s
  • 8 days: Notice to Remedy Breach issued to the tenant/s with regular contact
  • 17 days: Notice to Leave given to the tenant/s

Repairs and Maintenance

  • Emergency repairs carried out as a matter of urgency, and all maintenance promptly addressed by a qualified, reputable and cost-effective tradesperson.
  • All builder structural and non-structural defects addressed and issued to the relevant building company for repair (applicable for newly built home).
  • Appliance warranties are taken care of and issued to the relevant company for repair.

  • In the unlikely event of your property being vacant more than 10 days between tenancies, we’ll pay the rent until a new tenant takes on a lease (**conditions apply). This means peace of mind for you!
  • Confidence in communication. We guarantee a same-day written response to any email received at [email protected] before 2 pm, or we’ll waive management fees for a month.
  • A single port of call for property management – everything is handled in-house by the one management team, and this results in a more streamlined, efficient and cost-effective service
